Below we take a look at what is included in a building survey and report.

Whats included in the standard report

Desk top study

Before we even come to site we carry out a desk top study of the property which includes looking at coal mining maps, council planning and other things which could affect the property

We will look at the grounds, including fences and walls, gardens and driveways

We will look for signs of foundations failure, cracking, defective lintels and damp proof courses

We use a pole camera to check the roof covering and chimneys for signs of defects

If accessible, we will lift drainage inspection chamber lids to check for any obvious problems

We look at fascia's, gutters, waste pipes, Doors and windows and chimneys

Where accessible, we look in the roof space for signs of water ingress or failure of the structure

We'll look for signs of structural failure, damp, cracking and blown plaster

We report on the general condition, any obvious defects and the functioning of the elements

We'll provide some information about the heating and hot water system and water supply. We do not test these elements

Any defects, such as those below will be photographed and discussed in the relevant section

Rotten joists found in a 1900's terraced house. The whole floor structure needs replacing
Loose lead flashing. Easy to repair now
This property was presented as fully refurbished. Our survey identified it was in need of a re-roof

These drains use incorrect pipes which all needed replacing. A costly project
